Following the preparation of a feasibility study we were involved in the preparation of a Hybrid Planning Application for 385 dwellings on a 60 acre site. The first phase of 42 dwellings was developed to a detailed planning level.
There is little of note on the site which has been previously used as agricultural land. However existing landscape and boundary planting has been retained and strengthened. The curious triangular pattern of copses of trees has been replicated within the proposals. Hundreds of trees have been planted and two large lakes which will be used as part of a surface water attenuation scheme have been formed. Open countryside abuts the site to the south and east, with the gardens to the houses on Humberston Avenue and a recently approved housing scheme to the north and west.
The scheme proposes a mix of detached, semi-detached, townhouses and bungalows arranged via a clear, hierarchy of roads, from wide tree lined boulevards to intimate ‘homezone courts’.
The scheme has much development around courtyards, where private gardens open onto a shared court, which can be used as allotments, play area etc.
